We’ve been through a lot of real estate cycles. They used to run on a predictable ten-year rhythm, and then COVID hit, the mortgage meltdown hit, the commission lawsuits hit, and that rhythm went out the window. So our crystal balls are in a million pieces, and most agents are scratching their heads, going, now what?

What works best hasn’t changed. It’s still about relationships. We get plenty of online leads, and they’re fine. But let’s be honest about what an online lead is: a stranger.

When someone comes in off a Zillow search, there are thousands of agents in that same city chasing the same name, and that person doesn’t know you, doesn’t trust you, and frankly just wants the house.

The lead was never the hard part. Turning that stranger into someone who trusts you is the whole game.

Build the relationship by providing value. That’s how you turn a stranger into part of your sphere of influence, and it means giving before you ever ask for anything. This is the part most agents skip. They want the relationship without doing the giving first, and it doesn’t work that way. You become useful to someone consistently, and the trust follows.

Turn referrals into a community asset. We get asked constantly for referrals; people moving into the area need a window washer, a dog walker, a probate attorney, an HVAC company, you name it. The list runs a hundred vendors deep.

Most agents treat that as a throwaway question. We turned it into a system. We reached out to the best local vendors, the ones with four-and-a-half-star ratings and real testimonials, and told them the truth: we’d love to feature you in our service directory because you’ve earned it. No charge. We don’t make a dime off it. There’s one condition, and we say it straight: we hope to send you thirty referrals, and all we ask is one back.

Then we take it further. We don’t just list those vendors; we create real content around them and put them on a local website built for that town, so the whole community benefits. We’re the only real estate team on it. And this is old-school stuff. We were doing it decades ago.

The difference now is that with AI, we can do it a thousand times faster. We took the new one and bolted it onto the old one. That’s what giving first looks like in practice. You become the person who connects the whole community, and the relationships follow.

We threw out the hamster wheel. Here’s the other piece, about how we build the team. The traditional brokerage model is a hamster wheel. Recruit an agent, fill a desk, and when they get older, discard them and bring in the next one. We watched that happen to agents with decades of craft, people who could close a deal and read a contract better than anyone alive, who’d look at all the new technology and just say, I’m going to retire.

And we’d say: What are you talking about? You can close better than anyone we know. What we do is we pair that senior agent with a junior who’s great at meeting people but green on the actual deal. It’s not a mentorship, it’s a partnership. They split the business, sixty-forty, seventy-thirty, whatever fits. The junior works through their first eight deals and graduates into their own tier. And the senior finally gets paid for their knowledge instead of being thrown away for it.

That created an ecosystem instead of a treadmill. Everyone has a role, everyone has a reason to be there, and everyone wins. Nobody gets discarded.

That’s the whole philosophy, in the directory and in the team. Give more than you take, build something people actually want to be part of, and the business takes care of itself.
