We’ve all seen the traditional broker open. A few trays of sandwiches, a sign-in sheet, and a lot of hoping that agents actually show up. We realized early on that if we wanted the best agents in the building, we had to stop offering snacks and start offering massive value.

The concept: bring your media team to the broker open. The strategy is simple. We put out a sign-up sheet with a bold offer: we’re personally inviting the top agents in town to our luxury broker open, and we’ll pay for a professionally shot reel for each of them. We limit the spots to keep it exclusive and manageable for the videographers. At our recent broker open on a $10 million estate in Calabasas, 50 agents signed up in one day.

The result is something most agents only promise but never deliver. We now walk into every seller meeting and say: “We have an army of real estate agents, some of the best in town, marketing your listing. And we’ve already paid for their content.” When you frame it like that, the listing is yours.

How to execute without the chaos. A broker open with 50 agents and a film crew could easily become a circus. That’s why the workflow matters as much as the concept.

You need professional gear, but not a movie studio. Wireless microphones like the Rode GO series give you crystal-clear audio. A couple of portable LED panels from Amazon fill in shadows and make every room camera-ready. And two simple tools keep the whole production running: a sign-in sheet and a small dry-erase board.

When an agent is ready to film, they hold up the dry-erase board with their Instagram handle. The videographer snaps a quick clip of the board before the agent starts. That way, your editor knows exactly who gets which file. Instead of letting agents wander and film everywhere, set up one or two “hero stations” with your lights and mics pre-set. This keeps the production contained and professional.

Delivery speed is the currency. The value of this strategy lies in the turnaround. You want agents posting within 48 hours. You can use AI tools like OpusPlus to chop and caption the footage into ready-to-post clips, hire a dedicated editor on Upwork for a flat project fee, or hand it to your in-house marketing person as their top priority the Monday after the event.

Why this wins listings. Most agents promise “exposure.” This strategy delivers a coordinated marketing strike. Instead of one agent posting about the listing, you have dozens of top agents in your market posting professionally produced content about the property on their own social media. That’s the kind of marketing power that sellers notice, and it’s the kind of proof that wins the appointment.

We have to give credit where it’s due. This concept was inspired by Yamel Maynard and Shannon Gillette, who laid the foundation for this idea. We took that spark, added professional gear and a disciplined workflow, and turned it into a repeatable system that any agent can run on any listing in any market.
