Most agents overcomplicate their database. They spend money on leads, chase strangers, and wonder why their pipeline feels inconsistent. The agents on our team who grow the fastest start with something much simpler.

We call it the wedding list.

What is the wedding list? Imagine you were throwing a big wedding and 250 people showed up. Those are the people who already know you, love you, and trust you. They don’t have to be best friends. They just have to be people you could walk up to and say, “Hey Sally, how’s it going? Thanks for coming.”

That’s your list. And that list is the foundation of your entire real estate business.

We give every agent on our team a spreadsheet and tell them to start filling it out. Names, spouse or partner names, email addresses, and mailing addresses. If you get to 50, great. If you get to 70, fine. But the goal is 250, and we help you get there.

How to build it when you feel stuck. Most agents hit a wall somewhere around 80 or 100 names. That’s normal. Here’s what we tell them: if you can add just one person a day, that’s seven people a week. That’s roughly 30 people a month. In four months, your list of 100 becomes 220. You’re almost at 250.

We set that as a goal, and we don’t let our agents fail at it. If you get stuck, we help you figure out where the next names are coming from. One person a day is a reasonable ask. It’s easier said than done, but it works.

What do we do with the list once we have it? This is where the system kicks in. Once your wedding list is built, we wrap it in a full marketing engine, so you stay in front of those people without having to chase them down.

Here’s what that looks like for our agents:

  • Postcards every two weeks showing team production, just listed and just sold cards, local happenings, and community events like our paper shredding events
  • Retargeting ads so every time someone on your list is shopping online or scrolling social media, they see a sponsored ad featuring you
  • Four team events a year, where everyone on your list gets an invite
  • Home valuation information and inbound marketing strategies that bring people to you

Nobody on our team is calling expired leads or knocking on doors. This is all inbound. You’re building real relationships with people who already trust you and staying visible, so when they need an agent or know someone who does, you're the first name that comes to mind.

Why this works and why nobody can take it from you. This is how Dana and I built our business. It worked for us, and we’ve watched it work for every agent on our team who commits to it. We’ve tripled and quadrupled agents’ production using this strategy.

Here’s the part that matters most. No new rule can take this away from you. No competitor. No algorithm change. No platform. You earned these relationships. Your wedding list is yours, and if you build it and work it consistently, it will set you up for life.

The return on this strategy is pretty amazing when you just go to work on it.
